The Basic Plan includes an Initial Home Assessment where we come out to your home and thoroughly assess its current condition and provide you with a prioritized list of repairs or maintenance tasks that your home needs.

 

With the Basic Plan, you also get two follow-up visits to the Initial Home Assessment over the course of a year. These 2-hour visits will address all the items on our Basic Plan Semi-annual Basic Maintenance Tasks listed below.

 

You will also have access to our On-call Maintenance Manager, who will evaluate any problem you are calling about and refer you to the appropriate service provider in our network to help you.

 


 

Maintenance Detail

Safety Maintenance Tasks

  • Inspect fire extinguishers
  • Smoke detectors - inspection, testing, and battery replacement (*materials charge)
  • Carbon monoxide detectors – inspection, testing, and battery replacement (*materials charge)
  • Light bulb replacement – (performed each visit) (*materials charge)

Health & Energy Efficiency Tasks

  • A/C – heater filter change (*materials charge).
  • Refrigerator/freezer/wine cooler coil & condenser cleaning
  • Inspect toilets for proper operation

Preventative Maintenance Tasks

  • Clean sink P-traps (up to 6)
  • Hot water heater sediment flush (up to two units)(once per year)
  • Interior plumbing function & leak inspection
  • Tubs/showers/kitchen grout/caulk inspection (once per year)
  • Clean faucet aerators (once per year)
  • Exercise plumbing shutoff valves (once per year)
  • Clean dishwasher filter (one unit)

These maintenance tasks will be completed twice over the course of a 12-month period (unless otherwise specified).
*Materials not included -- they may be provided by the customer or by Toolbox House Care at an additional charge.

Man About the House Plan: $170/month

Enjoy the benefit of having a consistent, trusted professional who knows your home’s repair history, who shows up regularly, with the right tools and materials for your specific home, and is backed by a network of trusted professionals to address any home service problem.

 

This plan includes everything in the Basic Plan, but you also get a Visiting Personal Maintenance Manager who comes to your house regularly to do maintenance tasks and repairs for you.

 

You can depend on them to show up every month, work through the 34-point maintenance task list (see below) and take care of your requests for handyman repairs. If more than two hours are required for maintenance and repairs, additional time is billed at $85/hour. Authorization will be sought for repairs involving any major expenses or problems. Additional handyman repair services are available on call between monthly visits at the same rate.

  • Check for trip hazards throughout the house Dryer vent cleaning (once per year)
  • Clean kitchen downdraft filter
  • Exercise electrical breakers (twice per year)
  • Test GFCI outlets (twice per year)
  • Inspect stairs/railings (twice per year)
  • Light bulb replacement – (performed each visit) (*materials charge)

Health & Energy Efficiency Tasks

  • A/C – Heater filter change (up to two units)(four times per year) (*materials charge)
  • Refrigerator/freezer/wine cooler coil & condenser cleaning (two units, once per year)
  • Inspect/replace door weather stripping (once per year) (*materials charge)
  • Vacuum heat/cold registers and exhaust fan grills
  • Inspect door/window caulking (once per year)
  • Inspect toilets for proper operation (twice per year)
  • Clean air conditioner coils/condensers (up to two units)(once per year)

Preventative Maintenance Tasks

  • Clean sink P-traps (Up to 6)(twice per year)
  • Garage door inspection/adjustment/lubrication (up to two doors)(once per year)
  • Hot water heater sediment flush (up to two units)(once per year)
  • Interior plumbing function & leak inspection (twice per year)
  • Roof/door/window leak check (once per year)
  • Tubs/showers/kitchen grout/caulk inspection (once per year)
  • Lubricate and adjust all accessible doors & windows
  • Clean faucet aerators (once per year)
  • Exercise plumbing shutoff valves (once per year)
  • Inspect/adjust kitchen/bathroom cabinet hardware (once per year)
  • Tighten bathroom accessories (once per year)
  • Inspect refrigerator hoses (icemaker)(once per year)
  • Inspect washing machine hoses (once per year)
  • Inspect dishwasher hoses (once per year)
  • Clean dishwasher filter (one unit)(twice per year)
  • Winterize/un-winterize hose bibs
  • Attic space analysis (once per year)

Under the Man About the House Plan, all of these maintenance tasks will be completed once over the course of a 12-month period, unless otherwise specified. Additional tasks or repairs on the day of the monthly visit that extend beyond 2 hours are billed at the standard rate of $85/hour.

Note

All plans provide a one-time Initial Home Assessment which is an intensive inspection of your home and its major systems and appliances. This allows us to identify all materials needed to perform the regular maintenance and to become familiar with your home so that we can be as efficient as possible during visits. It also allows us to assess if any items need immediate attention.

The Home Assessment Includes:

Exterior:

  • Wall coverings, flashing, and trim
  • Exterior doors
  • Attached and adjacent decks, balconies, stoops, steps, porches, and their associated railings
  • Eaves, soffits, and fascias, where accessible from the ground level
  • Vegetation, grading, surface drainage, and retaining walls that are likely to adversely affect the building
  • Entryway and adjacent walkways, patios, and driveways

Roofing:

  • The condition of roofing materials
  • Roof drainage systems, such as gutters and downspouts and water drainage on site
  • Flashing
  • Skylights, chimneys, and roof penetrations

Plumbing:

  • Interior water supply and distribution systems, including fixtures and faucets
  • Interior drain, waste, and vent systems, including fixtures
  • Water heating equipment and hot water supply systems
  • Vent systems, flues, and chimneys
  • Fuel storage and fuel distribution systems
  • Sewage ejectors, sump pumps, and related piping
  • Location of main water and fuel shut-off valves

Electrical:

  • Identify the location of service drop
  • Service equipment and main disconnects
  • Interior components of service panels and sub panels
  • Over-current protection devices
  • Inspect a representative number of installed lighting fixtures, switches, and receptacles

Heating and air conditioning Systems:

  • Open access panels that can be readily opened
  • Installed heating equipment
  • Vent systems, flues, and chimneys
  • Distribution systems
  • Energy source(s)
  • Heating and cooling systems

Interior:

  • Walls, ceilings, and floors
  • Steps, stairways, and railings
  • Countertops and a representative number of installed cabinets
  • A representative number of doors and windows
  • Garage doors and garage vehicle door operators
  • Installed ovens, ranges, surface cooking appliances, microwave ovens, dishwashing machines, and food waste grinders (assessed by using normal operating controls to activate the primary function)
  • Ventilation of attics and foundation areas
  • Kitchen, bathroom, laundry, and similar exhaust systems
  • Clothes dryer exhaust systems
